Each property managed has its own needs and faces its own unique challenges depending on the size, age and nature of the property. A condo manager’s range of responsibilities may include but are not limited to:
* collecting common expense fees
* keeping records for the condo corporation
* responding to owner complaints
* ensuring maintenance and repair of the property
* hiring and monitoring service companies, and overseeing staff and contractors
* preparing draft annual budgets and overseeing the reserve fund
* implementing an emergency management plan and responding to emergencies
* preparing status certificates
* issuing meeting notices and reporting on the affairs of the corporation
* organizing board meetings and overseeing administration of all owners’ meetings
* monitoring the corporation’s insurance
* preparing financial reports and arranging for audits
* advising the condo board on how to comply with the Condominium Act, 1998, and with legislated or government-mandatory repairs
* advising the board on its financial responsibilities (e.g. contributions to the reserve fund, long-term reserve fund planning)

Capital Systems administers the visitors parking as well as other parking issues for the Corporation. Guests staying between the hours of 2:00 a.m. to 7:00 a.m. must register their vehicles with Capital Systems.

Please give your Corporation Number - RCC 9, address, license plate number and the dates the vehicle will be in visitor parking (1, 2 or 3 nights).
No vehicle may be registered for more than three (3) days in a seven (7) day period without making arrangements with your Property Management Office.

According to Ottawa City Solid Waste By-Law 2012-370 ensure that all recycling, green bin and garbage containers be put out after 6:00 p.m. the evening prior to collection and no later than 7:00 a.m. on the collection day. Empty bins and containers must be removed from the collection pad by 10 p.m. on the day of collection.
The City of Ottawa fine schedule for contravening By-Law 2012-370 is $205.00 up to a maximum of $5,000.00.
